Airbnb 15.5% Host Fee: Pricing Strategy + Calculator
The Airbnb 15.5% host fee is the all-in service-fee rate Airbnb charges hosts on the host-only fee structure — sometimes called “simplified pricing.” Airbnb deducts 15.5% of your booking subtotal (nightly rate + cleaning fee, minus discounts) before paying you out, and guests see no service fee at all on the listing.
The short answer: at €100/night for 20 nights with a €40 cleaning fee, you gross €2,280 and Airbnb keeps €353.40, leaving you €1,926.60 before taxes. The fee structure: what it actually costs you
Airbnb runs two fee models in parallel. Most software-connected hosts (channel manager, PMS) are on host-only.

The host-only model is favored by most experienced operators because the visible price to the guest is lower — which improves conversion at exactly the moment a guest is deciding between your listing and a competitor’s.

Pricing strategy under the host-only fee
The presence of the 15.5% fee changes how you think about your floor and ceiling, but it doesn’t change the fundamentals. Five steps:
1. Calculate your true effective net at your current price
Use the calculator above to see what 15.5% off your booking subtotal looks like in real money. Multiply your average nightly rate by your monthly booked nights, add the cleaning fee count, then subtract 15.5%. That’s the number you actually keep before income tax.
2. Set your floor based on net, not gross
Your minimum price should be the lowest gross rate that still nets you profit after the 15.5% fee, cleaning costs, utilities, and management labor. Working backward from your true cost-per-night, set the floor 10-15% above breakeven so you never lose money on a low-demand booking.
3. Match your competitors’ guest-facing total, not their nightly rate
Under host-only, the guest sees one number at checkout. Compare that single number to what your real comp set displays at the same price point. If a competitor shows €120/night and you show €115, you’re cheaper to the guest even if your gross-of-fee is higher than theirs.
4. Use cleaning fees deliberately, not defensively
Cleaning fees increase the booking subtotal that the 15.5% applies to. A €50 cleaning fee on a €100/night, three-night stay adds €7.75 to Airbnb’s cut. Set cleaning fees at the actual cost-of-cleaning, not above — guests do the math and bounce when fees feel padded.
5. Re-run the calculation quarterly
Once a quarter, re-run the calculator with your latest occupancy and rate numbers. If your effective net per night has drifted below your target, that’s the signal to either raise the floor or change something operationally — not a reason to panic-discount.

Frequently asked questions
Should I raise my prices to cover the 15.5% fee?
Don’t think of it as “raising prices to cover the fee.” Think of it as setting the price at what guests are willing to pay, period — which Airbnb already accounts for under the host-only model since the fee disappears from the guest’s view. Can I switch between fee structures?
Some hosts can. In most regions Airbnb made host-only mandatory for software-connected listings (channel managers, PMS integrations); independent hosts may still see the split-fee option. If you’re software-connected via Channex, Hostaway, Guesty, or another channel manager, you are almost certainly on host-only.
Does the fee apply to cleaning fees?
Yes. The 15.5% applies to the booking subtotal, which includes the nightly rate plus the cleaning fee. So if your nightly rate is €100 and your cleaning fee is €40, the subtotal is €140 and the fee deducted is €21.70.
